Marbella holds the most demanding residential market on the Costa del Sol and also the most tightly regulated. Before anything is drawn you need to know what the planning code allows on that specific plot: buildability, footprint, maximum height, number of storeys, setbacks and protected trees. Two plots of the same size in different urbanisations can support very different houses.

We work on new build on virgin plots as well as replacement and full refurbishment of 1980s and 1990s villas, which today represents a large part of the market in consolidated areas. In a refurbishment the key question is usually how much buildability is left and whether the existing structure is worth keeping.

Our studio is in Estepona, twenty minutes from Marbella, which allows a real presence on site. For construction management that matters more than anything else: site problems are solved on site, the same day.

How long does a building licence take in Marbella?

It depends on the workload of the planning department and on the quality of the application. A complete, well-resolved file reduces requests for further information, which are the main cause of delay. Ask us for a current estimate for your specific case.

Do I need an architect to refurbish a villa in Marbella?

For a full refurbishment affecting structure, layout, envelope or built area, yes: a technical project signed by an architect and a works licence are required. Minor works may only need a responsible declaration.

Can you assess a plot before I buy it?

Yes, and that is the best moment to call us. With the cadastral reference we review the planning code in force and tell you how much can be built, over how many storeys and under what constraints.
