Luxury villa design
We design one-off detached houses in Marbella, Estepona and Benahavís. The usual commission starts with a sloping plot with sea views and a brief that almost always includes an entrance level, a bedroom level, a basement with garage and leisure areas, an infinity pool and a very direct relationship between inside and outside.
The work begins before any drawing: understanding what the local planning code allows on that plot, how much buildability is available, what footprint and setbacks apply, and whether the basement counts towards the allowance. A beautiful concept on a misread plot collapses at the first municipal review.
New build
New detached house on consolidated urban land.
Full refurbishment
Complete renovation of 1980s and 1990s villas: envelope, layout, services and extension where buildability allows.
Extension and regularisation
Extensions to existing houses and regularisation of unlicensed works where feasible.
Construction management and cost control
Site supervision is where the budget is won or lost. Our job is to anticipate decisions, resolve problems the same day and check every monthly valuation against the bills of quantities. When the client lives abroad we send a report with photographs, progress against programme and cumulative variance.

Licences and planning
Every town hall on the Costa del Sol has its own pace and its own interpretation criteria. We prepare the full major works licence application, answer any requests for further information and follow the file to approval. We also handle the first occupation licence, without which permanent utility connections and the new-build deed cannot be processed normally.
Sustainable architecture
In this climate the challenge is not heating, it is avoiding overheating. We work on orientation, shading of south and west openings, thermal mass and cross ventilation before sizing any equipment. Heat pumps, photovoltaics, heat recovery and home automation come afterwards. Every project complies with the Spanish Technical Building Code and is delivered with energy certification.
What does a villa project include?
It includes the preliminary plot study, concept design, planning documentation for the licence, full construction documentation with structure, services and bills of quantities, professional approval and everything needed to tender the works.
Can I commission construction management only?
Yes. We take on site supervision of projects designed by another architect after reviewing the documentation and the current state of the works.
Do you work with your own contractors?
No. We are independent from the contractor. We prepare the tender comparison and the client decides, so quality control and monthly valuations carry no conflict of interest.
