Architect in Benahavís
Hillside villas: slope, views and urbanisation-specific rules.
Benahavís holds some of the most exclusive residential urbanisations in Europe and also the most technically difficult plots in the area. The slope conditions everything: access, earthworks, retaining walls, foundations and construction cost.
Designing well here means working with the terrain. A stepped house that follows the existing levels costs less and sits better than a horizontal platform obtained through cut and fill. Many urbanisations also have their own rules on materials, roofs, colours and boundary walls, which must be checked before the concept is fixed.
We take on the full project and construction management, including coordination with the conservation entity of each urbanisation.
We work in English and Spanish.

Frequently asked questions about building in Benahavís
Can you build on a very steep plot?
Almost always, but the slope affects cost. Retaining walls, foundations and vehicle access can account for a significant share of the budget. It is worth estimating that before buying the plot, not after.
Do urbanisations have their own rules?
Many do, on top of the municipal planning code. They can regulate façade materials, roof type, colours, boundary walls and tree height. We review those private rules before fixing the concept design.
Do you work with clients who do not live in Spain?
Yes, that is the most common case in Benahavís. We work in English, hold video meetings and send regular site reports with photographs and budget status.
